Maintenance Project Manager

Our client is a growing maintenance and construction company responsible for the upkeep, repair, and refurbishment of a portfolio of landlord-owned properties. They are currently looking for a Project Manager to take ownership of this portfolio, working closely with both the Maintenance and Commercial teams to ensure efficient and compliant operations.

Key Responsibilities

Your duties will include, but are not limited to:

  • Coordinating internal teams and external contractors.

  • Conducting inspections of both vacant and occupied properties.

  • Managing daily building operations, ensuring full health & safety compliance.

  • Liaising with the procurement team for sourcing project materials.

  • Acting as a point of contact for leaseholders, tenants, service providers, and landlords.

  • Preparing performance and expenditure reports.

  • Assisting the commercial team with tenders and pre-tender documentation.

  • Monitoring project budgets and managing cost control.

  • Reviewing Fire Risk Assessments (FRA) and implementing required changes.

  • Interpreting 'as-built' plans.

  • Conducting regular fire safety checks and fire door inspections.

  • Investigating property-related issues such as leaks and damage.

  • Updating the asbestos register.

  • Preparing and delivering RAMS (Risk Assessments & Method Statements).

  • Ensuring the implementation of Planned Preventative Maintenance (PPMs).

  • Monitoring KPIs to ensure operational efficiency.

Technical Knowledge (Essential)

Understanding of M&E (Mechanical & Electrical) services, including:

  1. HVAC (Heating, Ventilation & Air Conditioning)

  2. Plumbing and drainage systems

  3. Electrical systems (wiring, lighting, and power)

  4. Fire alarms and security systems

  5. Building Management Systems (BMS)

Skills & Experience

  • Minimum 5 years' experience as a Project Manager or Facilities Manager, ideally with a commercial background.

  • Excellent communication and interpersonal skills.

  • Strong time management and organisational abilities.

  • Solid understanding of construction tools, materials, and equipment.

  • Problem-solving skills and the ability to support multi-disciplinary teams.

Qualifications (Essential)

  • CSCS Manager/Supervisor card (Red, Black or Gold).

  • Minimum of IOSH, ROSPA, or NEBOSH certification.

  • First Aid at Work certificate.

Desirable:

  • NVQ/Diploma in Construction or Facilities Management.

  • Qualification in Construction Project Management.
