Senior Quantity Surveyor - High-End Residential Projects

Are you a Senior QS who thrives in a fast-paced, high-quality environment? Do you enjoy having real impact on bespoke, high-value residential projects - and want to work with a company that genuinely supports your growth?

We're working with a well-respected, design-led construction firm known for delivering luxury, multi-million-pound new build homes and high-spec refurbishments across Scotland. With their own in-house joinery workshop and a growing team, they're now looking for an experienced Senior Quantity Surveyor to join their Commercial team.

The Role:
You'll play a key role in the delivery of several complex, high-end residential builds, working closely with the Commercial Manager and site teams. This is a client-facing role that requires confidence, attention to detail, and excellent communication skills.

Your day-to-day will include:

Full lifecycle commercial management from pre-construction to final account

Cost planning, tendering, and subcontractor procurement

Liaising directly with high-net-worth clients and architects

Monitoring budgets, variations, and cashflow

Working closely with the site team to ensure commercial and contractual control

Mentoring junior team members as needed

What They're Looking For:
Minimum 5-7 years' QS experience, ideally in high-spec or bespoke residential builds

Strong background in main contracting

Confident managing multiple complex projects from start to finish

Comfortable dealing with demanding clients and bespoke project challenges

Proactive, organised, and solutions-focused

Degree qualified or equivalent (QS or Commercial Management)
