Scope for Impact

The Lettings Officer will work in accordance with Part VI of the Housing Act 1996, Warwick District Council's Allocations Policy and relevant Local Lettings Plans. The officer will be responsible for ensuring that the correct legal tenancies are used when undertaking the sign-up interview.


The Lettings Officer will contribute to the maximizing rental income through the efficient letting of tenancies.



Challenges

Social housing is a limited resource, and its allocation subject to strict regulation. The Allocations Lettings Officer will be letting council properties in accordance with the council's Allocation Policy. The post holder will be required to be well organised and able to promote the benefits of the property, its location and local amenities to ensure that the properties are let in a timely manner.

It is essential that potential tenants can successfully sustain their tenancies and therefore a thorough affordability assessment will need to be completed and referrals/signposting to relevant organisations to maximise their income when required.

Dealing empathetically and professionally with clients who can have vulnerabilities due to their circumstances. It is imperative to remain calm and deal with such situations in a tactful and diplomatic manner whilst simultaneously being alert to personal safety issues and obtaining and delivering accurate and relevant information.

Excellent communication skills are required for this role due to the need to explain complex legal documents clearly, so the new tenant understands their rights and responsibilities, being aware of need to flex communication styles so they are appropriate for that person.
