Job Overview:

We are seeking an experienced and highly organised Site Manager to oversee multiple social housing refurbishment and maintenance projects across North East / West London, with a focus on roofing works, window replacements, and kitchen & bathroom (K&B) installations. This is a critical role ensuring the successful delivery of works to time, budget, and quality standards while maintaining excellent tenant relations and full health & safety compliance.

Key Responsibilities:

  • Oversee day-to-day operations across multiple live social housing sites (voids and occupied)
  • Manage and coordinate sub-contractors and trades across roofing, window installation, and K&B works
  • Monitor programme time-lines, ensuring works are completed on schedule
  • Ensure all work is delivered to high quality and safety standards, in line with specifications and building regulations
  • Carry out site inductions, toolbox talks, and regular safety audits
  • Manage material deliveries, storage, and usage on-site
  • Liaise with residents, housing officers, client representatives, and internal teams to provide progress updates and resolve any issues
  • Maintain accurate site records including daily diaries, variations, inspections, and health & safety documentation
  • Report on progress, risks, and KPIs to contracts or project managers

Requirements:

  • Proven experience as a Site Manager within the social housing sector (essential)
  • Strong knowledge of planned maintenance and refurbishment works involving roofing, windows, and kitchens & bathrooms
  • Excellent organisational, communication, and leadership skills
  • Experience managing multiple trades and subcontractors
  • Ability to work in occupied properties with sensitivity and professionalism
  • Strong understanding of Health & Safety legislation, CDM regulations, and asbestos awareness
  • Competent with IT systems and digital reporting tools

Qualifications (Essential/Desirable):

  • SMSTS (Site Management Safety Training Scheme) - Essential
  • First Aid at Work - Essential
  • CSCS (Black/Gold card) - Essential
  • Asbestos Awareness - Desirable
  • Trade background (NVQ / City & Guilds) - Desirable
  • DBS clearance or willingness to undergo - Preferred ( RG will pay )
  • Full driving Licence with minimal points

Monday to Friday 8am - 5pm ( Hours may Vary)

Full serviced Van + Fuel Card

This is a minimum 6 month contract leading to a permanent position
