Job Description

As a key member of the Regional Property team, the Regional Asset Management Lead will be responsible for the strategic management of a diverse Regional portfolio of owned and leased, office and retail assets. The key purpose of this senior role is to actively manage a property portfolio that enables the client to deliver on its customer's needs. Key Responsibilities Portfolio Management

  • Full range of contracted Estates Management services for the client's occupied portfolio and taking responsibility for the management of all leased interests.

  • Monitoring and managing lease expiry dates to ensure that leases are renewed in a timely fashion.

  • Routine liaison/correspondence with client, facilities managers, solicitors, tenants, landlords, third parties and external valuers.

  • Undertake annual property inspections and submit reports in compliance with client KPI specifications. Ensure landlord, tenant and building compliance and advising on portfolio opportunities.

  • Compile and issue annual Service Charge Budgets and Reconciliations.

  • Negotiate and complete "minor" agreements, e.g. car parking licences, storage accommodation, communications facilities, wayleave agreements.

  • Stakeholder Engagement

  • Liaising with, understanding business drivers of and advising senior stakeholders to understand business plans and adapt property strategy and execution accordingly.

  • Prepare business cases on space disposals, acquisitions or any other relevant portfolio activities.

  • Liaising between CBRE FM (or CBRE PjM) and Landlords across EMEA.

  • Ensuring Vacating Property Check-list completed and submitted to FM and Lease admin

  • Bachelors Degree or equivalent

  • Degree in Real Estate, Facilities Management, Engineering or related discipline

  • Minimum 5 + years in the real estate industry

  • Commercial Lease Transaction Experience CERTIFICATES and/or LICENSES

  • Candidates with recognised real estate (RICS/ MCR or similar local qualification) will have distinct advantage COMMUNICATION SKILLS

  • Ability to comprehend, analyse and interpret complex business documents.

  • Ability to respond effectively to highly sensitive issues.

  • Ability to write reports and articles using data to support

  • Ability to make effective and persuasive presentations on complex topics to employees and clients.

  • Ability to motivate and negotiate effectively with key employees, management, and client groups to take desired action.

  • Fluency in English

  • Must be able to act as the Client's representative in sensitive discussions with local authorities
