Based Enfield Reports to Contract manager PURPOSE OF THE JOB To effectively supervise the day to day operation of the area's maintenance team to ensure the effective and efficient operation of the site's Electrical, mechanical services including fabric of the building. Reporting into CBRE technical manager.,
Supervision of the Contract Team in accordance with CBRE Managed Services, Procedures and Policies
Engage/liaise with specialist sub-contractors to deliver required maintenance as per PPM planner.
Ensuring the efficient and effective operation, maintenance and repair of the sites M&E Plant and Equipment and Services
Compliance with and record keeping for CBRE Managed Services ISO 9002 Quality Management System
Management and participation in the OOH Call Out System
Organise and assist in all reactive repairs to the sites M&E systems.
Prioritising and delegating reactive and Planned Preventative Maintenance tasks to the area team ensuring optimum levels of service delivery are being achieved
Ensure that Planned Preventative Maintenance is carried out in line with task schedules and industry best practices. 10% of PPMs to be reviewed every month.
Managing site labour levels and holiday/absence cover
First line supervision of Specialist Service Contractors, including Induction and signing off and actioning minor works listed on service report sheets in accordance with the Operations Manager
Utilising Help Desk and PPM systems to monitor staff's performance and ensure service delivery.
Ensure all engineers training requirements are up to date.
Client facing and various client meeting attendance required
Undertaking team meetings and weekly tool box talks
Extra works management, quoting to client and organising works to be completed within necessary timeframe
Managing stock and site materials
Gaining quotes for all site materials and remedial works ACCOUNTABILITIES

Accountable for day-to-day to operation of M&E services at Chase farm
Education Educated to a minimum of City & Guilds or equivalent in an mechanical discipline Completion of a recognised technical training scheme. Completion of management course i.e ILM 2 or equivalent. Training Apprenticeship (or equivalent programme) Mechanical bias A minimum of City & Guilds qualification 18th Edition IEE Regs : 2001 Permit to Work Medical or Ventilation CP/AP preferred Experience [Essential] At least two years at a similar level or equivalent Excellent knowledge of the operation of Mechanical & Electrical Services and plant Ability to interrogate and operate BMS's systems Knowledge of current technical standards in relation to Fire Alarm Systems, Electrical Services, HV & AC and Water Systems Treatment Knowledge of business-critical services i.e UPS, Comms Rooms etc. Knowledge of Lifts and associated services Aptitudes Good verbal and written communication skills Numerate and computer literate Character Excellent motivational and influencing skills, with high levels of personal integrity A role model for customer service excellence High level of energy, be self- starters, confident and stable in manner Organised, able to prioritise and deliver within high pressure, business critical environments Committed to the delivery of excellent customer service Able to work under pressure, making sound decisions when needed Physically fit and able to carry tools and components. Able to ascend / descend vertical access equipment Able to work at height. Circumstances Flexible / Occasional weekend working may be required Must be available to join a call out rota.
