Job Description

The successful candidate will be responsible ensuring that specified locations within the account are maintained and operate in a manner that is consistent with defined maintenance strategy. Role Summary: Maintenance Improvement

  • Provide Maintenance Leadership and to proactively look to recommend improvements and efficiencies to work processes by providing suggestions and solutions which provide a service efficiencies and quality enhancements

  • Monitor plant and equipment performance for optimal system operation and advise of changes in maintenance techniques that may be beneficial in terms of improved service levels / energy reduction

  • Review and implement industry best practice and industry standards to site for the efficient maintenance of plant and equipment

  • Review and report on current maintenance strategies against industry best practices/statutory regulations to develop/implement a maintenance excellence program

  • Conduct regular reviews of current maintenance programmes using existing data contained within monthly reports and other sources including: RBAM, Utility Analytics and System redundancy (business continuity)

  • Use and development of technology and automatic monitoring (including meters and building management systems) to achieve the efficient maintenance of plant and equipment, and effective system warning and alarms.

  • Conduct reviews of service delivery model (internal versus external delivery)

  • Advise the Maintenance Manager and Supervisors of any changes in maintenance techniques or installed services which may reduce the possible exposure of disruption or interruption to the business-critical operations caused by failures in engineering services

  • Development of excellent working relationships with both internal and external customers

  • Preparation of relevant monthly reports

    Capital

  • Develop, maintain, and update 5-year capital plan

  • Replacement strategy following life cycle performance and monitoring of failure rates

  • Budgets and strategy on best practice including technologies, efficiencies, labour-loading and other resources that would be applicable

    Project Delivery

  • Supporting small project installations

  • Liaising with the client and developing Project Specifications for Capital Schemes and key asset replacement

  • Review of maintainability and CDM compliance for site project installations

  • Where required, permitting and day to day management of CBRE small projects

  • Development of project handover procedures and transfer of all project/asset/O&M information

Candidate Description

  • Recognised apprenticeship, HNC/ONC Electrical / Mechanical Engineering or equal

  • IT literate with strong experience of working with Microsoft Word, Excel and PowerPoint software

  • Customer Service skills

  • Able to communicate with all levels of staff in a polite and efficient manner

  • Reliable and conscientious worker willing to learn and develop new skills and adapt to new working environments

  • Ability to prioritise workload to effectively meet deadlines

  • Have a positive and proactive approach to work and able to work on own initiative and as part of a large Maintenance Team

  • Knowledge of Industry best practices

  • Technical knowledge of technology used in site systems

  • Strong proven experience in building services and maintenance of complex environments
