Job Description

To provide an effective planned and reactive Electrical and multi skilled maintenance/repairs to site including processes and procedures to ensure client satisfaction and perception. Ensure site compliance with local legislations and provide planned and reactive maintenance to site assets. Build close working relationships with key stakeholders to ensure smooth service delivery above expectations. Provide support and assistance to Account Manager with all aspects of the contract delivery, manage key suppliers to ensure a professional delivery is achieved and all works are conducted professionally Key Tasks

  • Ensuring the efficient and effective operation, maintenance and repair of the sites M&E Plant and Equipment and Fabric Services.

  • Management of the CAFM System to ensure staff's performance and monitor service delivery.

  • Compliance with and record keeping for CBRE's ISO 9001/14001 Quality Management System and management of the Quality, Health, Safety + Environment responsibilities on the site.

  • Organise and if necessary, assist in reactive repairs to the sites M&E systems.

  • Prioritising and delegating reactive and Planned Preventative Maintenance tasks to the area team ensuring optimum levels of service delivery are being achieved.

  • Ensure that Planned Preventative Maintenance is carried out in line with task schedules and industry best practices.

  • First line supervision of Specialist Service Contractors, including Induction and signing off and actioning minor works listed on service report sheets in conjunction with the Contract Manager.

  • Formulating, Assessing and Validating Risk Assessments and Method Statements.

  • Monthly team meetings to be attended, including toolbox talks

  • Attend CBRE short courses when required

  • Arrange training of contract team to ensure that staff are competent to undertake works.

  • preparation of quotations to client when required via Webquote

  • Operational day to day requirements from Supervisor and Management team

  • Accessible for out of hours queries / phone calls to assist operation to the building

  • Liaising with Supervisor or Contract Manager when internal audits are conducted

  • Implementation of operational processes to facilitate in efficient operation of the contract

  • Assist the contract / business in creating innovative tools or creating new innovative ideas to facilitate the maintenance to the contract.

Candidate Description

Educated to a minimum of Level 3 City & Guilds or equivalent in an Electrical discipline To operate the CAFM system to be able to compile reports. Able to organize work load for team and manage the completion of the planned & reactive tasks. Able to compile quotations via webquote and forward to the customer Able to complete and review site specific risk assessments. Able to compile and manage the Log Book system and encourage management of the log books through the team. Able to upload and effectively manage the E-Log book system Able to be mobile and respond to any urgent queries from the customer which may require site attendance Desirable Educated to a minimum of City & Guilds or equivalent in a Mechanical discipline IOSH Managing Safely Ability to interrogate and operate BMS's systems Knowledge: Good understanding of the CAFM system Understanding of Statutory & Mandatory Compliance Understand the customer's requirements in line with the contract scope Experience: Strong with first line supervision of staff, able to task manage, motivate and boost team performance.
